Credential-based elevator floor access for a 12-story multi-tenant building
Summit Realty Partners manages a portfolio of commercial and mixed-use properties across multiple urban markets. One 12-story mid-rise building included high-profile tenants-law offices, financial firms, and healthcare providers-who required controlled and private access to their respective floors.
The building already operated LenelS2 NetBox for access control, but elevator access remained open: anyone entering an elevator cab could select any floor.
Unrestricted floor access, no auditability, and manual security intervention
Prior to integration, the elevator system permitted unrestricted floor selection. This created measurable operational and security gaps:
- Tenants had limited control over who could access their floors
- Security teams had to monitor and intervene manually during peak hours
- No event logs for elevator activity or unauthorized access attempts
- LenelS2 policies did not extend to elevator control
- Floor-by-floor access enforcement using existing badge credentials
- Real-time access changes for tenants, vendors, and guests
- Event visibility and auditability aligned to tenant expectations

BraXos Steward middleware bridging LenelS2 NetBox and Schindler PORT
IoT Hybrid Solutions designed an elevator integration using BraXos Steward-middleware purpose-built for access control and elevator system integration-to bridge LenelS2 access decisions to the Schindler PORT elevator system.
When a user presents a credential, LenelS2 evaluates the user's access privileges (tenant/floor access groups). BraXos Steward translates the access decision into elevator commands, enabling only the permitted floors for that credential.
- Credential readers installed inside elevator cabs and at key entry points
- Real-time floor activation based on role/access privileges
- Dynamic access group assignments for tenants, guests, and vendors
- Emergency override and fire alarm integration with fail-open logic for life safety
- Central policy control retained in LenelS2 (no separate "elevator-only" admin workflow)
Fast deployment with testing, failover validation, and tenant onboarding
The project was completed in under 30 business days with zero disruption to tenants during business hours by using a staged install/config/test approach and coordinating work windows carefully.

Portfolio scalability without rip-and-replace
By leveraging BraXos Steward as the integration layer, Summit Realty avoided costly elevator hardware replacement and prevented siloed elevator security administration. The same integration model can be applied to future properties-supporting multiple elevator manufacturers and maintaining centralized policy enforcement under the existing LenelS2 system.
